Please submit one rental application (per adult), answer all the questions on the form and provide income documentation. All adults (persons 18 years and older) living in the rental unit must complete and sign a separate rental application. Each application must include:

  • Income documentation
    • Copies of the two most recent paycheck stubs,
    • If self-employed, copies of the two most recent years of income tax returns, bank statements may also be required.
    • Documents supporting recurring income from other sources
  • A $50 (per adult), non-refundable rental application fee payable to Specialized Real Estate Services
  • Answers to all questions
  • Signature from the applicant
  • Screening Consent form signed by all applicants

Submit Application and Processing Fee:

To submit an online application and processing fee, please go to our Available Units page, find the unit you wish to apply to, and click ‘Apply Now’ on the vacancy listing page for that unit.

Your credit record must currently be satisfactory. If your credit history shows any derogatory collection items related to rental to payments we may reject your application.

  • Your combined monthly gross income should be at least three times the monthly rent and must be verifiable. Government subsidized voucher holders combined monthly gross income should be two times monthly rent.
  • You must have satisfactory rental references from at least two prior landlords or for at least the last two years. If you have ever been evicted or sued for any lease violation, we may reject your application.
  • Tenants who receive government subsidy may have separate requirements, based on the Housing Authority agency.

Application Processing:

We will check your credit, income, criminal background and your rental references to confirm that they meet our rental criteria. The processing of an application takes 24-48 hours from when we receive a complete application and processing fee payment. Incomplete applications or missing payment will delay the start of processing.


If your application is approved, you will have 48 hours to meet with your leasing rep to sign the lease and pay a reservation fee equal to half of one month’s rent.

Lease Signing:

When you sign the lease, bring the discussed reservation fee in the form of a cashier’s check or money order and photo identification. The move in balance owed will be due and payable prior to receiving keys, and must be in the form a cashier’s check only.

Occupancy Guidelines:

We adhere to all applicable fair housing laws in determining the number of occupants who reside in a unit.

Submit a Maintenance Request

We prefer you submit maintenance requests through your tenant portal. Please login to your tenant portal and follow the prompts. If for some reason you are unable to do so, please contact us at (770) 587-4855.
