Specialized Real Estate Services has a variety of
choices for your rental property. Below is a listing of services we offer,
you critique a plan that works for you. Other services are available at
an additional cost; please refer to the additional services page:
Tenant Placement Fee:
(Tenant Placement Only)
- One full month’s rent, due from owner’s proceeds at move
in.
Investor Rates/Return Customers:
(Tenant placement only)
- Discount of $100.00 off current pricing for each additional rental
property.
- Return customers get $100.00 off their placement of a new tenant.
- There is a minimum charge of $800.00 for any tenant placement.
Property Management:
- Anyone utilizing property management services gets $200.00 off the
tenant placement fee.
- Property management fee is 8% of monthly rent.
- $200.00 retainer payable when entering into an agreement with Specialized
Real Estate Services for tenant placement.
Retainer:
- $200.00 retainer payable when entered into an agreement with Specialized
Real Estate Services, LLC for tenant placement and/or management services.
- Retainer is non-refundable during the marketing of property.
- Upon placement of tenant retainer is used to offset property expenses.
Owner must always maintain a minimum of $200.00 retainer.
- Upon termination of tenant or twelve month’s of continued management
of the property retainer is refundable if there are no outstanding expenses
owed to Specialized Real Estate Services, LLC.
Tenant
placement services include...
- Comprise a strategic marketing plan with owner’s
thoughts considered.
- Listing on company website, affiliated property
management websites, 4-5 exclusive Atlanta rental websites and enhanced
marketing on Google and Yahoo search engines.
- Sometimes current tenants and our network of property management
companies and real estate professional’s are our best source
of referrals and finding good tenants, look at it like it's free advertising!
We pay a portion of our fee to those that refer qualified tenants.
This is at no cost to you.
- Placement of signage at property and surrounding
area.
- Tenant screening – Includes: Credit report,
state criminal backgrounds, employment or other income source verification,
verification of rental history and personal reference verification.
- Handle all property phone calls and inquires.
- Showing of your property to perspective tenants.
- Consultation with owner on potential tenants.
- Negotiating lease terms, rent structures and concessions.
- Prior to move in digital photo’s of the interior
and exterior of your property and problem areas.
- Documented move in inspection with tenant.
- Prepare lease and signing.
- 30 days after lease signing provide follow up to
list of any valid warranty or maintenance claims by tenant.
Management Services Fee:
8% of monthly rent amount and $200 retainer payable
when 1st month's rent is collected.
Property management services
include...
- Monthly collection of rent.
- When collected, automatic rent payments to owner
by the 10th of each month.
- Provide owner with monthly report of your property
status, income, expenses, and receipts.
- Handle and arrange all maintenance issues.
- Handle and determine tenant or owner related maintenance
issues.
- Move-in and move-out inspections of your property.
- Send notice for non-payment of rent after the 6th
day of the month.
- By the 10th of each month if payment has not been received we will,
on your behalf, make arrangements through a contracted third party
eviction company to file dispossessory and serve tenants notice of
eviction. Our fees do not include the third party eviction, court
or attorney costs, see additional services for fees.
- On your behalf we make arrangements through a contracted third party
eviction company to have tenants and their personal property removed.

- Send notification of lease violation and handle
all complaints that are a nuisance to neighbors or violations of homeowner’s
covenants.
All fees subject to change without notice, however,
you will be informed prior to any contracted service. Most fees with
the exception of, eviction protection and property removal, will be
collected from owner out of monthly rent, recorded on monthly statement
and receipts or invoice will be furnished. Other than emergency service,
no service will be contracted to a third party by Specialized Real Estate
Services, LLC until authorized by owner either verbal or in writing.
