Why should I use a professional to manage my property?
While the reasons our clients choose professional management vary, here are some of the key reasons many people elect professional management over self-management:

- If we don't collect any rent, you don't pay the management fee.
- It might further ease your mind to know that we have General Liability and Professional Liability insurance each for $1,000,000. worth of coverage.
- We provide detailed monthly statements showing your income and expenses. You can be paid by check or direct deposit. You can receive your statements by email or by mail. You can set your property's repair limit.
- Your property manager will also coordinate maintenance issues with you. Then our central office will follow up with the vendor and the tenant to make sure the job gets done promptly. But you won't be bothered with late night or weekend emergencies. We will handle those calls for you.
- We enforce collection of rents and serve the proper notices upon failure to pay.
- When eviction is evident we represent our clients in court at no extra cost to you.
- We understand and apply the correct federal, state, and local laws, keeping you and your investment out of trouble.
How do I know I am complying with the Fair Housing Act?
We comply fully with the Fair Housing Act. This means that you cannot choose to disallow anyone that is a member of a protected class under the act.
Title VIII of the Civil Rights Act of 1968 (Fair Housing Act), as amended, prohibits discrimination in the sale, rental, and financing of dwellings, and in other housing-related transactions, based on race, color, national origin, religion, sex, familial status (including children under the age of 18 living with parents of legal custodians, pregnant women, and people securing custody of children under the age of 18), and handicap (disability). You can choose to disallow pets and not permit smoking in your home, but you cannot deny a service animal.
Do you provide me with a report of activity on my property?
Yes, we will provide you a monthly report of rent and other income received, receipts for maintenance, repairs, and other expenses incurred. This is provided by 15th of each month to all our owners. If you have questions regarding your statement, please do not hesitate to contact us.

Specialized Management Services has a variety of choices for your rental property. Below is a listing of our management services. Other services are available at an additional cost; please refer to the additional services page:
Management Services Fee: Fees range from 8% monthly flat fee or 10% of each months collected rent. Regardless, you get the same quality service.
Property management services include...
- Monthly collection of rent.
- Send notice for non-payment of rent after the 6th day of the month.
- By the 10th of each month if payment has not been received we will, on your behalf, make arrangements through a contracted third party eviction company to file dispossessory and serve tenants notice of eviction. Our fees do not include court costs, filing or attorney fees, but does include property manager representation for court.
- When collected , we can send through EFT (electronic funds transfer) rental income to property owner
- When collected, we provide owner with monthly report of your property status, income, expenses, and receipts by the 15th of each month.
- Handle and arrange all maintenance issues with qualified contractors.
- Handle and determine tenant or owner related maintenance issues.
- Move-in and move-out inspections of your property.
- Mid-term lease inspections.
- Handling of lease violation and complaints that is a nuisance to neighbors or violations of homeowner’s covenants.
Retainer, and $250 retainer payable from 1st month's rental income:
- $250.00 retainer payable from owner when tenant begins paying rent to Specialized Management Services, LLC.
- Upon placement of tenant retainer is used to offset property expenses. Owner must always maintain a minimum of $250.00 retainer.
- Upon termination of tenant or twelve months of continued management of the property retainer is refundable provided there are no outstanding expenses owed to Specialized Management Services, LLC.
